Costs & taxes

What does it cost to sell?

When you sell, you pay tax on any gain and the municipal plusvalía, and a few smaller costs. Non-resident sellers also have 3% of the price withheld by the buyer as a payment on account of their tax. Our selling guide explains each item.

  • Income tax on the gain (IRPF for residents, IRNR for non-residents)
  • 3% withholding for non-resident sellers
  • Municipal plusvalía tax
  • Energy performance certificate
  • Cancellation of any mortgage
  • Agency fee – agreed with you in advance

FAQ

Questions from sellers

How long does it take to sell a property?

It depends on price, location and condition. A realistically priced property is typically sold faster – which is why the valuation is the most important step.

Do I need to be in Spain to sell?

No. Many of our sellers live abroad. With a power of attorney your solicitor can sign at the notary on your behalf.

Which documents do I need?

Title deed, a recent land registry extract (nota simple), the latest IBI receipt, community fee certificate and an energy certificate. We help you gather what is missing.

What happens if I am not a Spanish tax resident?

The buyer withholds 3% of the price and pays it to the tax office. You then file a non-resident tax return, and any excess is refunded.

How is the price set?

We look at recent sales and properties currently for sale in your area and agree the asking price with you.
